Bookings and Cancellation: 

ALL CANCELLATIONS ARE SUBJECT TO A $150 CANCELLATION FEE REGARDLESS OF WHEN RESERVATION IS CANCELLED 

By making a booking you are entering into a legal contract. However we understand that circumstances may arise causing cancellation or adjustment of a reservation. Any cancellation or changes to your booking must be done by contacting the motel no less than 48 hours before your stay is due to commence. Bookings cancelled at least 48 hours before your scheduled stay will be refunded all charges with the exception of the security deposit totaling $150.00 usd.  Though we reserve the right to charge 100% of our full tariff on every room booked.   All rooms discounted via the "Multiple Week Discount" view-able on our "Discount" bookings page are contingent upon completion of reservation, meaning that if your stay is cancelled before the the agreed upon duration of your reservation you will be charged the full regular weekly rate of the room for the entire duration of your stay including weeks already passed, making you liable for the difference in cost between the discounted and regular rates for the entire length of your reservation. Additionally the per-week discount amount agreed upon at the time of booking will be added rather than subtracted to all occupied and partial weeks. Pro-ration rates are only viable for stays booked in increments of full weeks, no partial weeks will be prorated.  For bookings made within 48 hours of arrival the full amount will be due.

Liability: Our total liability to you is limited to the price of the booking and in no circumstances, will we be responsible to you or your party for any indirect or special damages.  We will not be liable for failure to provide the services to the extent that the failure is caused by any factor beyond our reasonable control. You and your party are responsible for any damage or loss caused to us, including any damage to our property by your or your parties act, omission, default or neglect and you agree to indemnify us and you agree to pay us on demand the amount reasonably required to make good or remedy any such damage or loss. Further, all reservations are non-transferable and we reserve the right to cancel or modify reservations where it appears a customer is engaged in fraudulent or inappropriate activity or under any other circumstances where it appears that the reservation contains or resulted from a mistake or error by the motel or its agents

Force Majeure: In no event shall the motel be responsible or liable for any failure or delay in the performance of its obligations here-under arising out of or caused by, directly or indirectly, forces beyond its control, including, without limitation, strikes, work stoppages, equipment failure, accidents, acts of war or terrorism, civil or military disturbances, nuclear or natural catastrophes or acts of God, and interruptions, loss or malfunctions of utilities, communications or computer (software and hardware) services; it being understood that the motel maintains good service records and shall use reasonable efforts which are consistent with accepted practices in the industry to resume performance as soon as practicable under the circumstances.

Children/Extra Beds/Cots:  Cots/extra beds are not provided by our facility. Children under the age of 9 years old are free of charge, all children over the age of 9 years old will be charged for half the rate of an additional adult (rates may vary). Children are to be supervised at all times and are not to be left unattended on the motel premises at any time, failure to adhere to this policy will result in immediate termination of contract without refund.

Damages & Disturbances:  All damage and nuisance to other guests, as assessed by the motel’s management, may result in additional charges or termination of contract without refund.  The motel is non smoking/vaping. Guests are welcome to smoke outdoors with their room door closed.

The smell of smoke, tripped smoke sensors, burn marks, ashes or visible smoke are all grounds for immediate termination of contract. 

The motel does not permit open flame of any kind whilst inside of the facility; IE: No candles, No incense, No oil burners, No open flamed kitchen appliances etc.

The motel does not permit children under the age of 18 to be left unsupervised for any length of time.
 

The motel does not permit any external cooking appliances not provided by the facility. IE; George Foreman Grills, toasters, microwaves etc as per the State Fire Marshal. 
 

If the situation arises where law enforcement needs to be called on you or your party by management OR by an external source, we reserve the right to terminate contract without refund. If a police escort is needed to or from the facility, we reserve the right to terminate contract without refund.
 

We reserve the right to retain the mandatory security deposit of $150 until your room is assessed for damages, theft or violation of policy. All rooms are evaluated for damage and theft with-in 72 hours of check out and all refunded security deposits to parties whom are not in violation of policy will be available with-in 14 business days of your check out. If damages to the property or its contents are observed we retain the right to with-hold a portion of or all of your security deposit.

All guests visiting the premises must first register with the office by providing a state or government issued photo ID by 6pm. Guests who do not register with the office are not permitted on the premises and will be asked to vacate immediately. 

We do not permit firearms of any kind on the premises at any time, permitted or not. 
(Unless employed and issued by a governmental or state law enforcement agency)

Pets of any kind (other than service animals) are not permitted unless otherwise specified by management, cage and tank animals included.

We reserve the right to refuse accommodation to anyone at any time without providing a reason.

Violation of any of the above can result in the following:

• You will be asked to vacate immediately. Failure to comply will result in a personal escort off of the property by the local police. If police have to be called to remove you you forfeit your right to any refund, including any pre-paid time as well as your security deposit.

• Any refund due to you will not be administered until all potential damages and policy violations have been assessed. This may take 7-21 business days.

• If signs of smoking are detected you will be charged and hereby agree to pay a MINIMUM of a $250 room restoration fee. All other damages will be charged additionally.

• You will be charged and hereby agree to pay for the time period that the room is out of service at a minimum rate of $40 per day.

Rates:  Rates are variable and the rates shown on our website are a guide. Rates cannot be confirmed until a deposit is received.  The best rates are generally available via our own website; however occasionally special offers may be available through other promotions.

Promotions:  We occasionally offer promotional rates. These rates are only available on certain rooms and at certain times, unless otherwise specified.

Pets:  Other than service animals, No Pets are permitted in the motel. This includes cage and tank animals. We do not currently accept emotional support animals.

Payments: All payments for additional days or nights not totaling a full week must be made in the initial reservation to revieve any prorated rate. Payments made for extensions shorter than one week, after the initial reservation or on the day of continued service will be charged the nightly rate of the room at the time that it is booked.

All credit/debit/electronic payments will be charged a 3% processing fee for any charges accumulated AFTER the time of initial reservation. First time reservations will not be charged a processing fee.

All Standard rooms require a minimum stay of 7 nights paid in advance. 
All Efficiency style Suites require a minimum stay of 14 nights paid in advance.
